I would find out recent sales and then find out if any of these sales have associated deeds of trust record. All info is available in public records.

Mike your classification of absentee landlords is very insightful.
Absentees could be split into three groups
1) Out of State
2) Out of City
3) In City
Then use two four more filters
1) Last Sale date of atleast 7 years ago
2) Minimum equity of 40%
3) Single Family Residences
4) Minimum bedrooms of 3

Process are key for wholesaling. Especially seasoned one!.
Once the marketing processes and buyer list for the target list is ready, selling would be relatively easy. If one can afford to pay a Realtor, having an experienced hand on your side definitely helps but most deals do have sufficient margins.
