Chris Having a Mentor help me a lot. Initially, when I was hesitant to make offers he pushed me harder. When he ensured I stay focused on my goals. I still have a mentor. Finding a good one is the challenge. You are asking the right questions :)

My Mentor emphasizes the need for carrying out at least one incoming enhancing activity a day. 

I have viewed couple of properties today and made an offer. 

Would you mind sharing income enhancing activities you have performed today or recently?

I am trying to find in inherited properties leads in FL counties. Does any one know about documents filed at County clerk website for transfer of properties. Quit claim and warranty deeds I understand some of them.

How about finding few lease options or owner financing deals its hard to work but definitely removes pressure on cash.

There are several ways to find cash buyers. 1. Investors at auctions 2. MLS indicates cash sales finding the is not hard 3. Finding sales recorded at county clerk websites without associated mortagage deeds
