Zillow and Trulia are good place to start. If one has time on hand, its easy to find comps using Zillow and Trulia

My experience with CL is good. My approach is to send message to all FSBO ads on CL daily. It takes less than an hour and results so far are good. Key is to answer the call when the phone rings.

At this point I was thinking about calling the title company or mortgage lender on the last transaction but I'm not sure if they would even give me any info. Thanks for any help!
Nick, you can call county clerk office and find out about probate count website. Most counties provide name search for probate records. Probate records may have executor info.

2. Wholesales and re-habbers in your area can be a good bet
3. Searching public records to find transaction related to private lenders in your area
