Hi Stacey I agree with Ben. Realtor should be happy to work out something with you. As you are a potential Long term customer. One can find mailing address of the owner from public record and find phone number with some search on the web. Good luck. Thanks atchut

Good topic. One of my mistake was to negotiate a further discount on a property even when numbers looked excellent. Another investor who was happy with return snatched it. In the initial days, I was hesitant to network with others. More later. Thanks Atchut

Picking a mentor, taking massive action and persistence is what I say are key. Like David mentioned there are lots of ways to follow. Lease options can be another one. Starting early in life is the best way to do. You are the in right path.

Hi Eli

Some of the things I learned about investing in Auctions are 

1. Always have cut off price

2. Do home work - numbers, title, Comps etc 

3. Never get carried away... others may be buying the property to impress his girl friend :-)

Other lead type is FSBO leads. These can begins on Craigslist and other FSBO website. Google for FSBO websites you can find them. Respond to these ads. It should not take long. 30 -60 minutes day should be adequate or virtual assistant can be hired for this task. Happy investing Atchut

inherited vs probate

Inherited means that title has already been transferred to an heir or heirs. 

A Probate lead indicates that PR has started the process of paying of debts and transferring property to heirs.  The process takes 6-18 months to transfer the property to heirs. Time taken vary from state to state.

Not all properties go through probate process. example being properties which are lower the threshold set by the state. Threshold vary from state to state. 

Experienced investors I work with understand the RE lead marketing is continuous effort and at time takes 2 yrs or more to finalize a deal from probate and inherited leads.  

If one makes a deal with every letter sent or call made, everyone will be in RE investing business. As it often said in BP forums, its a numbers game and persistent pays.

I know investors who have contacted both within and out of state absentee landlord. Response to both type of leads is good. Idea is hiring someone to view the place and make video. I shall use it going forward. Thanks for the tip.

Hi Melissa 

We can find owner name id in several ways. Visit county clerk property appraiser website to search for owner name. Most counties provide name search. Search based on first name, last name etc. Some counties provide address based search as well.
