Quote from @Nicholas Mayernick:
Typically, I use AI to refine and polish what I’m already trying to say. I come up with the ideas and use AI to help summarize or organize my thoughts. These are still my ideas, my voice, just presented more clearly.
As an engineer I tend to talk and write in data and numbers, with little emphasis on emotion but I find I get better results with more of a narrative. If I was coming up with the story to tell surrounding my point it would take me 10 times longer. I think there is a place using AI as a tool to speed up and polish the process but should not used to pass off information as if you are some kind of expert.
In my opinion, AI is tool but you need to be the one driving.
I agree with that in general but I think it takes away from the forums when it is used on them

Hello Fellow Bigger Pockets Contributors,
I thought I'd take a moment to introduce myself. My name is Luke Feliciano and I am both a mortgage lender and aspiring real estate investor.
I joined using a business account in an effort to help educate on financial strategies for buying investment properties. However, I also want to dive deeper into investment strategies for the future.
That being said, I am excited to be a part of the forum chats and provide helpful insights. I'd love to connect with any local real estate professionals in my area (Cincinnati).
I hold licenses in Ohio, Kentucky and New Jersey.
Happy to connect!
Welcome to BP

Quote from @Pooja D.:
Hello BiggerPockets fam! I live in Northern California and am looking to step into real estate investing by purchasing my first rental property. I have ~ $400k cash available and am willing to buy property with cash down, with a long-term goal of building my portfolio over the next 5 years. Here is what I am contemplating and would like some advice:
1) I want to focus on building a high cash flow. Given the interest rates are high, I am looking at acquiring around 2 properties with cash. Is this prudent, or should I still look into a mortgage and maybe acquire more properties?
2) I have started looking into Indianapolis to start. Higher cash flow areas generally have a C tenant pool, and homes are built in the 1900s. I am worried about high maintenance costs and tenant issues. I am also seeing homes sitting on the market for many days, what does this mean?
3) I looked into Columbus, OH, and read feedback that the property management options are not good. Being out of state, I am concerned about this. Without a good property manager, I cannot sustain an out-of-state investment.
4) I don't know what other markets to consider where there is rental/population growth, has high cash flow, a B-grade tenant pool, and not so old properties. Is this a unicorn?
Looking for advice based on your personal and recent investment experiences, thank you!
3 - There are some good and some bad pms in Columbus, OH. I believe a lot of the fault lies with the investor when they buy the property, hire the property manager. Then they think they do not need to manage the property manager

drives me nuts to see all the fake AI posts and people trying to pretend to be an expert. It is blatantly obvious to tell what is AI generated and what is actual words from someone's experience. As a moderator, we do crack down on AI generated content, but you cannot catch all of it.
I wish you the best of luch!

Oh yes - the long posts with the bulleted lists all with the bolding and highlighting formatted out
It's especially dumb where you see a few of these posts back to back. 95% of the information and formatting is the exact same, just reworded a bit.
This is going to get worse and worse over time - imagine having a few AI profiles, crawling and posting a few times a day, linking to your business. AI profile pic, AI posts etc.
Amazon has this program where you can write reviews/make videos on purchases from Amazon and get a commission if someone views your video and purchases with in 24 hours, It's something similar to that anyway. I had a friend that wanted to do it. In China, they have created AI characters that review products, make videos and play 24/7. You think you can compete manually doing something with that? Give it a few years and that's all you'll see.
Another funny thing I've seen on Instagram lately - AI chat bots. Want to chat with your step-mom? A math professor? There's a bot for those that will chat with you. On top of that they have a profile that's AI generated (profiles look realistic enough for people to pay for pictures/videos of OnlyFans models). On top of that you can chat with the "model" - I'm sure it's AI from somewhere. They even use a real voice.
Pretty wild stuff
What is the AI model website? Asking for a friend

BP started out as a site for real people in real estate investing to connect. Now it is a site for the owner to sell ads or products. If people on this site need to use chatgpt to communicate then I automatically don't trust them. I remember when people used to post real deals on this site. That is gone now.
I got on the site in 2019. Was listening to podcasts since 2017.
What time period are you talking about?

I wonder if management will crack down on ChatGPT in the forums or embrace it?
I have been using AI for about a month now and it has saved me a bunch of time. I think one drawback is what it did to the forums. I have been noticing a lot of ChatGPT responses recently. You can tell easily if there are "—" in people's responses. I have trained my ChatGPT to remove these but I have noticed a lot of people have not done that yet.
BP does not allow it in their policies but it does not seem to be a policy that is able to be enforced
What are your thoughts on this? I can see the pros and cons of leveraging AI to respond to forums.

Quote from @Alvin Smith:
I found a house in Sheriff sale in Franklin County on August 15th. It seems like a real diamond in the rough. I don't even think that rough, just a sleeper. There is only like 6700 in back taxes owed. The best I can tell - they a not auctioning a tax certificate, they are auctioning the house, and if I read right, its zero minimum bid.
So I drove by. I thought it would be an awful neighborhood. I was shocked. Clean. Looks like mostly seniors, looks like owner occupied area, pride of ownership in the neighborhood, etc. If you don't know about Columbus, ohio, there is a massive shortage on the lower end of the housing market in both houses for sale and for rent.
Surprise number 2. The home looks decent. I thought it would be boarded up or something. Just the opposite. Mowed lawn, etc. Flowers, etc. Its 2 minutes from I-670, maybe 5 minutes from the airport, and 10 minutes from Easton - the hottest shopping mall and entertainment center in Ohio.
This will be my first attempt at purchasing an investment property. My question is - how do I know how much I should bid. Any help, I would so appreciate your thoughts.
For sheriff sales in Franklin County, confirm the minimum bid with the county since even zero-bid listings usually have court costs or liens. Research the title, liens, and condition carefully since sales are as is with no inspections. Look at sold comps nearby, subtract repair and holding costs, and leave room for surprises. That said, I would not recommend an auction house for your first investment because of the risk and lack of access before buying.
