Hey @Chip Chronister haven't done it myself but I've heard Joe Mccall and others use their va to cold call leads from Craigslist, backpage, etc.

Awesome John Jackson ! Yeah most absentee owners are being draped in yellow letters and postcards so it is becoming more and more difficult. Lease options might be the advantage over other wholesalers. John, do you have seminars or coaching classes? I heard your podcasts with Joe Mccall and Matt Theriault and I think you said you had stopped doing coaching?

Jay Gee yeah that is a pretty awesome, maybe I can convince my wife to get her license... Hmmm? I have gotten some great leads from Craigslist and I highly recommend Joe Mccall's one hour lead course it's only $97 but it's well worth it. Yeah I guess more networking is in order. Thanks again for your advice.

@Brian Gibbons lease options are a bit more "involved" here in Texas but I think I'll look into that.

Thanks @Jay Gee! Yeah I challenged myself to make an offer a day weather it's acceted or rejected I keep on sending them out. 

That actually makes a lot of sense. I have not yet worked closely with an agent because I don't want to "waste" their time and most of the agents I've networked with are only trying to get rehab listings and arent very interested in placing low ball offers for wholesalers and or run comps etc. for a small fee. But I guess if I offered a bigger piece of the pie they'd be more interested in working with me.

Hey gang, 

I have been marketing to absentee owners since Jan and I have received several calls, most of them not very motivated but I have talked to a few that seem pretty motivated and even visited a few. I am mailing offers to everyone that contacts me and I have yet to land a deal. With that said, I am considering hiring a coach and I wanted to know how many would recommend a newbie like myself to do that versus just walking the path alone? Also, could you guys recommend a good coach?

@Alfonso Velazquez congrats on taking the first steps! All you have to do is search phone scripts. There are literally a ton of posts that talk and or share phone scripts.

@Brandon O. If you go to yellowletters.com you'll find a ton of examples of what your letters can say. Also, if you call them they can suggest lists that are working and set you up on a direct mail campaign.
