@David Ward I have been printing my own in order to save as much money as possible. However, there are 2 people you should be talking to 1) is @Michael Quarles

Both guys have reasonable pricing but offer WAY more than that as they are both into investing and have been for quite some time.

@Tyler Beley you can do a absentee owner search on list source (last 30 or 60 days) They will give you the owners name and address as well as property address

@William Johnson I'm in the same boat as you. I have made several offers but I haven't closed a deal yet. However, I can say without a doubt, I'm a better negotiator now than when I started. 

To answer your question, I think that when asking for the value and then what they'll take is just to gauge motivation.

Yes, your attitude has a TON to do with it. The sellers can smell that like saga smell fear.

The two things that have helped me a lot are memorizing a script and role playing. Your mentors should be role playing with you and coaching you through certain situations.

@Paul Padilla the best answer to your question is (as always) it depends. I'm in Texas and my city is similar in the way the provide these lists. The way I chose to have them chop it up was by reading.

Read the actual housing enforcement codes in your city and pick the ones where you could see that the owner might have motivation to sell. (Overgrown grass, vacant house, burned house, etc)

@Jason Morgan I admire your preparation and math skills but I think you're making things a little too complicated than they should be. If you're only planning on doing direct mail only I can tell you that you need to speak with 20-30 sellers before you can close a deal as a beginner. As you gain experience, your close rate will eventually get better. 

Stop analyzing everything and like my former employer says "just do it"
