Carl McKenzie yes, I think we have all had success with this form of marketing. It's an oldie but Goldie! Just be careful be cause they call them bandit signs for a reason. The reason being they're illegal in most cities/counties.

Jay Luke I have been printing my own as well I just drew some text boxes in a word doc and moved them till they aligned. Now all I do is mail merge the list and hit print.

Phillip Iwugo the answer is no, I started with 50 bandit signs (cut in half) and a $7 pack of legal pads from Walmart. Does it help to have other tools, of course, but it's definitely not needed. Good luck!

I was wondering if anyone in the Dallas Fort Worth area, more specifically Arlington/ Grand Prairie, could recommend an wholesaler friendly title company? Any suggestions are greatly appreciated!

Sebastia H. I was a bit hesitant too when diving in to direct mail a few months ago especially after reading all the "issues" people from this site had with click2mail. However I still chose to go with them because I heard podcasts and everyone was using them.

Jordan Marshall that all sounds pretty spot on. The only thing I would recommend is to market directly to who you're mailing to. Assuming that most absentee owners are land lords you might want to say something to the effect of "tired of dealing with leaky roofs and bad tenants? If so I can help..." These people are being bombarded with the same generic message and it should give you in advantage if you personalize it with their name and property address plus a message that relates tho their situation.
