@Jason Morgan that's great! I hadn't thought about that but hiring someone to write your mail pieces is a great idea. However, to answer your questions, it depends. 

It depends on what kind of mail piece your sending out. i.e yellow letter,postcard, typed letter, zip letter, etc. Each one gets a different response rate.

Also, what list are you mailing to? Absentee owner, probate, evictions, pre foreclosure, etc. The list have a lot to do with the response rate as well.

I would recommend you watch this video from @joemccall and you can get a "rose colored view" as to how you can set up a marketing plan that will get you to your end results.

I was recently approached by a real estate agent about a pocket listing and I was wonder how I could turn that into a wholesale deal? How does the agent get paid, what contracts do I use, etc? This would be my first time dealing with an agent.

@Anson Young I'm just stating my opinion. Must people, including myself, start with little to no money and/or time. So when you say it takes an hour or so that means that's one less hour that I have to find deals. Also, as I mentioned before $60 - $100 can go a long way in direct mail. And unless your site is optimized for seo there's a slim chance you'll get anything close to a lead from it. Why not wait till you have a deal under your belt and some capital to invest in a website?

@Scott Costello I understand all that however with $60 that's 120 extra postcards that could be mailed or 60 more yellow letters. The time spent adding content could be used to cold call FSBOs from zillow or craigslist. That's just my opinion.

Devin Rodrigues I have to disagree with the rest in this one. I think the most important thing to do first is get your FIRST deal. Once you've gotten that out the way then you can focus on the small stuff like a website and llc etc. I know several people who wholesale tons of deals each month and they stick to bandit signs and direct mail.

@Avery Davis I have been told that 1-800 numbers get a better response rate on postcards but not on yellow letters. As far as bandit signs or car magnets I could see that going either way.
