I would just send them yellow letters and if they are motivated and not under water I'd offer a subject to deal. Sometibh else you could do is look up the address with the county assessor and look at the date of deed transfer but that is going to take you several days.

Google "open records request" and your county. I had the same luck when speaking to people at my tax asseror's office. I googled that and faxed it in, paid $19 and had it within a week

Alan Quan 15 is too small of a sample size to really tell. You should commit to putting up at least 50 before you can determine if it "works" or not. I use to put up about 20 a week and never get a call but that was because cops would yank them out as soon as I would put them out. When I doubled my efforts I noticed some signs would stay out longer. It isn't a set it and forget it marketing strategy. Like all other forms of marketing I would suggest testing different quantities as well as different schedules and colors, different intersections etc. etc.

Anthony Harris yes REIA's and Craigslist work great but also try bandit signs and if you want a more focused method try pulling a list of cash buyers from list source and contact Michael Quarles over at yellowletters.com and have him send a yellow letter to cash investors.

@Vincent Nguyen the reason I need to find a cash buyer is because I would need to wholesale the deal prequalifying someone would take too long.
