@Billy Bellhere's what I do, I draw a new text box and do the dear , format the text box to not have a color and remove the outline color too. I then create another text box with the same settings but a few "lines" down with the "body" of my letter. The mail merge is really the easiest part, just got to word, mailings, open the wizard and follow instructions. or YouTube it lol. To answer your second question no. I hand write the envelope and that gets the letter opened. The font I use is close enoug to hand writting that you would be intrigued to read it. Hope that helps.

Sam, way to go! Massive action equals massive results! That being said, I will propose you pursue other options. The reason I say this is because direct mail is not a one month type thing. You have to mail month after month and sift through the dirt in order to find a golden nugget. Sometimes lightning strikes on the first mailing but it's highly unlikely. So here are your other options. Option 1: bandit signs, you can acquire them for about $1.40 each, hand write sam buys houses fast cash ### etc. put out 50-100 signs each week end and drive those leads to a Google voice #. Option 2: get in touch with the city's code enforcement dept and file an "open records" request asking for burned, vacant and tall grass properties and use the money you have saved to pay for postage to mail out your postcards. Option 3: if you must pay for a list, buy cash buyers list and mail to them then go to your local reia and get deals that your cash buyers want. Good luck!

Liz you can ask for details of the house, whether or not they're the owners and if it's listed with agent but the important questions to ask are:

what's your situation? 

What would you like to have happen? 

How soon would you like to have it happen? 

Clarence Scott I am currently printing my own but I have had a large batch printed for me by Yellowletterhq dot com (.51/letter) but I can tell you that I have tested hand written letters, and printed ones and it really doesn't matter either way. What is VITALLY important however, is that you hand write the envelopes. I can assure you that you will get more calls / open rate if you hand write them. But as for the letters themselves I am using a hand written font from dafont dot com and text boxes to place the text on the margins of yellow legal pad paper.

There a several ways to do this... The MLS is one way of doing it get with an agent and have them scrape the MLS for cash buyers. Bandit signs are a great way to find cash buyers, even if you don't have a deal yet, have them say "must sell foreclosure 3/2 $35,000 cash (or a good price for your area) and your phone number. When people call tell them that you've sold the property but you can get others like it. Also, you can set up "ghost ads" on Craigslist and drive them to a squeeze page or a phone number. But my favorite way is to pull a list from listsource absentee owners, 100% equity, last sale date last 6 months and Mail yellow letters or postcards.

@Carson Sweezy I would say that you need to be laser focused on your "audience". These would be great for every door direct mail but if you are targeting an absentee owner list, probate, pre-foreclosure, etc you have to "speak" to them. Write a headline that relates to the type of list you're mailing to. Like my friend @Dev Horn has instructed several of us to do. Maybe he could chime in...

@Peter MacKercher you usually don't "buy" eviction lists. You can usually find that info at your small claims court.
