Who is Todd Toback?

Todd Toback currently lives in San Diego, one of the most competitive real estate markets in the United States! He has 17 years of real estate experience specializing in a acquiring real estate assets below market value. He has flipped over 800+ Single Family residences, duplexes, triplexes, and other types of property. During his tenure as a real estate investor he has held a small portfolio of single family Homes and multi-units and has extensive experience lease negotiation.

He has 15 years experience in managing management companies, administrative professionals, salespeople, real estate agents, contractors, both locally and remote.

He has hired, trained, and managed salespeople from all around the United States and has a very strong background in direct marketing and sales.

He is a passive Investor and shareholder in several funds of the sixth largest mobile home park holder in the United State

He is also a hard money lender and has participated in dozens of real estate joint ventures, partnership, and as a beneficiary of trust deeds.

He currently holds the Stabilized Transaction Mastery Certification issued by the Commercial Investor organization in 2017.

Prior to become involved in real estate in Todd was a sales representative with Pfizer Pharmaceuticals where he won several awards for top performance.

Interesting fact: before getting into real estate he spent two years as a surgical equipment salesperson and he could probably remove your gall bladder if he had to 🙂

He has a beautiful wife Maryann Toback 4 young children all of which are homeschooled.

Wow, great advice and insights @Steve Hodgdon and @Jaysen Medhurst! I assumed that being in these with nothing in the deal would be too good to be true. We do have some folks who we might be able to partner with that a high net worth so that should help.

We are in talks with a few larger local operators on some multi family portfolios. One of the sellers we estimate his portfolio to be worth around $20 Million. He is willing to carry 20% of the financing. My question, would banks make us still have our own cash in to the deal or is it possible to get the bank to finance the 80% and the seller finance the remaining 20% to have a no money deal? What are some other ways you have financed larger purchases?

Hi!

I have an off market seller who is vetting us right now before they share any financials. They gave me a price per unit they want but didnt share with me how much the rents were, how many bedrooms in each unit, etc. They want a proof of funds letter as well as an LOI before sharing. Does anyone have a sample LOI they would be willing to share?
