@Andrew Syrios that has some great items in there. I actually shot that over to my property manager to read. We like the example of the 3 options for rent increases! That item could really help values if we are raising rents after buying!

I am going to look at a duplex this week. The seller told me that he has remodeled the upper unit and the lower unit was remodeled a few years ago. The roof is older and needs repair in the next 2-4 years. I am looking to BRRRR this but want to make sure that I can get the highest possible appraisal on my refi. What are the best things to do to add value to that refi appraisal? Is replacing the roof going to add value to the appraisal? Are there other items that give minimal impact to an appraisal but could be higher dollar repairs?

@Rebecca McLagan yea, same place. The woods golf course. The meetings start at 7 but people usually come early. Starting in August we will have our sponsors set up early so you can come make some good contacts with the sponsors and network early as well.

We are looking for cash buyers in Green Bay, Appleton, Denmark, Little Chute, Wrightstown, Shawano, Oconto, Two Rivers, Manitowoc, Kewaunee, Oshkosh, and all of Northeast Wisconsin. Just shoot us you email and cell number and we will add your to our buyers list. We only use it to get you out information on properties we get under contract.

Typically these properties go fast so you must be a cash buyer or have private money or hard money lenders available. If you are a credible investor, we may have sources for funding for you.

Benjamin, if you do it right, you don't need to use any of that money. Keep it liquid and do a BRRRR. The key will be finding a property you can add value to. We just wholesaled one in New London that would have been a great BRRRR for someone like yourself. ARV around 70K, just needed some updates to flooring and paint. We ended up wholsaling it for $35K. Rents should be around $700/month. If you stuck $5K in for repairs and refinanced immediately you would easily be able to get all of your money back out. The key though is to use OPM or other peoples money. You should check out our REIA. We teach this strategy a lot and you can meet a lot of hard money lenders or private lenders who would borrow you the money all day.
