Providing good housing with good maintenance is the best way to make them happy, although I don't know if you can really make a tenant happy. I'm not sure if you need to look for properties that are that new, especially in a place like San Fran. Even older homes there have plenty of value and have likely been taken care of well.

In California, that combination is quite rare, but I've heard of it still happening. In the midwest and south, there's plenty that fit that description, although the appreciaton will generally be less.

Welcome to BP Jonatas! As far as your question goes, you can try to close both if that makes sense for you or you can back out of the deal (it happens in real estate quite a bit and with short sales all the time).
