I have a friend who's done it a few times, but for the most part it's pretty tough because it's hard to find the best deals unless you're here to pound the pavement. To do it out-of-state, you'll probably need a good agent who can hunt such deals down for you. And in all liklihood, you'll need to plan on not quite being able to "BRRRR" out. Even when you're here, it's hard too completely refinance out, so if this is the route you plan on going, it's important to have some reserves to make up for any refinancing shortfalls.

This is pretty standard, so most buyer's agents know not to make it obvious any building is for sale. Although, of course, there's no way to ensure the word won't get out. Just make sure to put in the comments section of the listing that agents and buyers shouldn't bother the tenants or go there without scheduling the appointment. Try to only show vacant units, and often times we're asked to be the "insurance inspector" or someone like that. It's definitely an inexact science, but those kinds of things help.

North or the river is generally fine, but I think Avondale is a tired, old and relatively run down area I generally try to avoid. If the price point is great, I would certainly consider a property there (it's by no means a warzone), but I wouldn't aim to invest there.
