If it's worth $220K say, and you're renting it for $1100, that's only a 0.5% rent/cost. Is the rent covering the taxes and insurance as well as the maintenance? I would suspect it wouldn't especially if you factor in turnover and vacancy. It would seem to me (correct me if I'm wrong) that it's not going to come close to cash flowing overall. Unless you have reason to think that the area you're in will continue to rapidly appreciate (I know Seattle is on fire now, but I'm not sure this can last that much longer), I would lean toward selling.

Brice Bradshaw is sort of the king of commercial real estate, particularly in KCMO. But Marc's suggestion of looking at which agents have Loopnet listings is the best way to go.
