I am offering the contract on this property for an assignment fee (wholesale). The $58,000 includes the assignment fee.
This property is a very rare, double lot on the south side of downtown Smithville. It is currently a 3/1, but can easily be converted to a 3/2 with a master suite. This property is in need of a complete gut and reno.
My agent has given me an ARV of $115-119k. My contractor has given me a quote of $30k to renovate. Because the money I use is very expensive (private money, but I pay interest and large cut of the profit), this deal is a marginal deal for me to flip. Depending on the cost of your money, it could be a great opportunity. Expected rent on this home renovated is over $1000/mo. Rentals are in short supply in Smithville!

Hello BP Nation!
I was wondering if there are investors that would be interested in a Meetup North of the River on the MO side. I know there are clubs and groups in KC, but most seem to be well South and even in Kansas.
As an investor that prefers North of the River, I would like to meet new and experienced investors that work this part of the city as well. The format would be informal, casual and possibly at an area coffee shop. The meetings would be once a month. I could facilitate the meetings, but the meetings should be very open. I would also like to bring in other professionals (appraisers, tax professionals who specialize in RE, etc.) to bring value and content to the meetings.

For anyone looking to fill in a pool within KC, MO city limits: I have confirmed with the city (at least at the time of this post), a permit is not required.
We closed on the house today and the bid from my contractor included filling in the pool, as well as rehabing the rest of the house, so I don't know exactly how much he charged for that.

I was wondering if you purchased the property and what you did with the pool. Was it in KC, MO? Did you have to pull a permit?
We are closing on a house to flip next week. Our plan is to fill the in the pool, but wanted clarification.
