Depending on your relationship with the bank you can also obtain a business line of credit.

Congratulations on getting yourself to this place! 

If you go the agent route, a real estate agent can set up a search for you so that you will be notified immediately when a property hits the market or is coming soon. You can give he or she the criteria for the type of property you are looking to purchase. You may want to start asking around to other investors who an investment friendly agent is to work with for your purposes. You may want to talk with a few agents to see which one will work with you. I have got two things. 

1. I wish I had realized that RE investing over time can be a forgiving venture more so than other investments. I don't have to hit a home run and realize tremendous gain in year one. A single or double is OK. Over time, it will come. 

2. As has been pointed out on the BP Real Estate Podcast I wish I had realized that my first deal was about learning and it gets you started and builds momentum.

Those are good ones @Sean Agid. In addition to the ones you mentioned and the others shared, I would also look for some diversity among industries in the area. In other words, is the whole area dependent on one employer or one industry or are there multiple employers and industries. Good luck!

@JonCrosby has given you a great list. I would just add that the amount of documentation required would be far less usually with seller financing. I just refinanced a Fannie/ Freddie loan and the documentation required was beyond stupid. Not sure that is a deciding factor but certainly one to consider with the others noted. Good luck!

Hi Christopher- congratulations on making a decision on getting started in real estate investing. One popular way to get started, which you may already be familiar with, is through house hacking. The BP blog has a lot of great articles on the practice and there is a book in their bookstore on it by Craig Curelop https://store.biggerpockets.co.... You will need to find a down payment somewhere (savings, gift from family member) but it is a viable strategy. Best wishes as you get started and good luck on your journey!
