---We meet once a month to discuss a Real Estate Investment book or related business book (depending on how long the book is we might spread it over two meetings). Our current book is Finding and Funding Great Deals by Anson Young. 

---We will meet virtually using Zoom.

---Meetings will last an hour and a half.

---Our next meeting will be Monday, April 19th at 7:30PM

You do not have to honor it. If you change PMs or self manage do make sure you get all the documents needed from the current pm- maintenance records, lease, and anything else you can get. 

I provide the hardware for curtains but not he curtains themselves. I have found this minimizes the holes left after the tenant leaves and of course allows the tenant to pick their own to their taste. 

Also, be careful with the security deposit and applying it to unpaid rent. Laws differ about what is allowable depending on locale. I would suggest spending the money to hire a lawyer to find out your remedies and how to do it properly especially if you are self managing. 

I have gone from personal to LLC. My understanding is that most loan docs will allow the lender to exercise the "due on sale clause" with the transfer if they would like. Most never do (but they aways can).
