You also might try "The Book on Estimating Rehab Costs" by J. Scott. I found that to be helpful for me to begin to wrap my head around this stuff. Good luck!

Things you might be able to help another investor with could be...
Connecting them to someone else who would benefit them.
Providing information that would be helpful to their business (an article, report, podcast or news).
Offering to do research (comps, markets, zoning).
Bird dog for them.
Help them with their website.
A lot depends on your own gifts and what they need and are doing. Those are just some thoughts. Be creative. Best wishes and good luck!

The more properties they manage for you the less they should charge. As you acquire more properties and if you put them under property management be sure to negotiate a lower late and check your statements carefully to ensure they are actually giving you that rate. Good luck!

@Christopher Phillips That is a great point about older homes not having closets. I bought an older home (built in 1859) that was considered six bedrooms and only one had a closet. The rest used an armoire. I am told that they did not have closets as they used to be taxed on rooms that had closets.
I always thought a bedroom has to have a window (which I guess is a second egress) or it cannot be listed as a bedroom but you can list in the comments on the mls as an additional bedroom NTC (not to code).

I like the seller financing option and lease option choices the best. I wonder though if there are any community programs that help persons to purchase a home either with down payment assistance or loan assistance. Perhaps some type of community housing association??? Hope it works out.
