ResiClub and Lance Lambert are out with their most recent investor survey. It shows most investors they surveyed across the US being bullish to some extent with regard to future values in their region. What about in your area- are you bullish or bearish? Are prices in the next 12 months going to be flat, increase 1%-5%, 6%-10%+ or decrease? What is the most important factor leading you to your opinion?

Hi Melissa- I have one of my properties that has a section 8 tenant and it has been good for me. The positive is that the payment is reliable. You are right that some section 8 tenants may not take care of the property...but I have had both non-section 8 and section 8 tenants and I think sometimes those are just gross generalizations. I think you are smart to continue to do some research and familiarize yourself with the program. Best wishes and happy investing!

Do you have reserves to carry it for a time? Would you be able to withstand a high dollar capex event/ need or another increase in HOA fees in the future? Just something to consider as you contemplate the best move for you. Best wishes.

According to this Gallup survey, real estate is the most trusted asset class no matter the household income level of respondents.

We did not use the Federal Historic Preservation Tax Incentive program for our historic rehab but used state (Virginia) tax credits through our Department of Historic Resources. We worked closely with a person who specialized in helping persons get these credits who knew what to document and how to present it to get the most advantageous tax treatment. The benefits outweighed the cost in our experience. If you do move forward I would recommend getting some help. For us, it was money well spent. Good luck and happy investing!

Great job @Charles A. Kayuha. I was wondering about the realtor fees 1%? I was thinking since you are the buyer that the seller would be paying commissions to the realtors. Do you anticipate having a different brokerage agreement or is that usual practice where you are buying?

I would also inquire of the seller as to what kind of well it is and when it was dug and if the pump has ever been replaced (depending on the age) and if they ever have had to fill the well because it ever ran out. This info would be helpful to pass on to the buyer. Good luck!
