The map depicts each state's real estate market on a scale from very weak seller's market to strong seller's market. The rating is based on that state's current inventory and average days on market. @Alexander Felice  Vegas rents are rising but it is difficult for them to keep up with the double digit appreciation we are seeing as you mentioned. I have heard the 2020 number a few times also. No one has a crystal ball though so it is difficult to predict further than say 12 months or so (which still look strong). Tax free gains is always a good thing! Where are you moving to?

@Aaron K. I am by no means an expert in Reno so I can't honesty comment on which has more growth but last numbers I heard for Vegas was over $30 Billion in on-going and proposed projects expected to break ground.

I assume last year to this year but the lender who sent it to me did not specify.

NV is still one of the hottest markets in the country appreciating in the range of 7% to 13%. See below:

This map illustrates the top states for property appreciation rates year over year. Property appreciation is calculated based on repeat sales of the same properties, which can avoid the problem of trying to account for price differences in homes with varying characteristics. All states saw property appreciation in comparison to a year ago.

Eventually affordability will become an issue but for now the market is still thriving. No S.A.L.T. restrictions, no state income tax, very low property taxes, relatively low property values etc are all attracting buyers from across the country. 

What are your thoughts on the NV market? Vegas more specifically?
