We are always looking for good contractors in Vegas as they are hard to come by. What we see all the time is either:
1. The are amazing, reliable and great work but cost an arm and a leg.
OR
2. The are cheap and unreliable and/or do crappy work.
If you or someone you know charges competitive prices and are reliable with great work PLEASE send them my way :)

I am VERY familiar with this community and 89074 in generally as my last 3 homes have all been in this zip code.
The pics are fine.
The interior is fine as well.
The exterior (mainly the rear yard needs some love.) Looking back after the fact it is always easier to see but I would have recommended spending a little less on interior finishings and a little more on the rear yard. Same out of pocket but would show better. An example of this is 2336 Brockton in same community. You invested in upgrading your bathrooms where they did not but they have a sitting area with covered patio and built in bbq. Probably pretty similar in costs give or take but makes the back yard more functional.
With all of that being said your home will sell it has not been on the market at the current price long enough to know if it is over priced but given the lack of offers at the original price I would agree it was over priced. Give it some time at the current price. If it sells then great, if not then consider lowering it further or sprucing up that back yard.

I would sell and get the tax free profits ehile you can. Then I would buy 2 condos that currently cannot be financed by FHA. This restriction has kept condo prices artificially low enabling you to buy them cheaper than they should be. There are a lot talks about FHA loosening these restrictions which will in turn increase the available buyer pool for these units and increase the demand and prices will shoot up further. Then cash out again and 1031 exchange into your next move.

I own my primary home. I have locked in a very low interest rate, gotten rid of MI, have over 40% equity and I have lowest monthly payment I have ever had in my life.
This is important to me as i have 4 kids and should a down turn happen i can whether the storm and not worry about having to lose my home and bounce around with kids and school zoning etc.
I buy my flips cash and usually without partners. This keeps my costs low and enables me to make better profits off of thin margins which is important when the market is so competitive with low inventory.
