Vegas is a great market. more bang for your buck than cali with lower taxes and property values.
You can also look in to leveraging the $300k with financing.

You have come to the right place! welcome to BP.
The Vegas market is still on fire. Margins are thin on flips and a lot of listings are over priced. Base your offers on comp value not list price and try to stick to a formula that includes all costs and a decent profit. Super low balls are very difficult to get accepted in today's market unless you find uninformed sellers off market. If i can help feel free to message me. Take care.

I would start with an MLS search that are not using "financing considered: FHA". Then you can confirm they are not on the FHA approved list here: https://entp.hud.gov/idapp/html/condlook.cfm
Then if you find a good deal you can look into the HOA resale package and find out why it is not on the approved list and then see if it is a good fit to become FHA approved once they loosen FHA guidelines on these restrictions. Condo communities are not FHA approved for many reasons. When they loosen these restrictions some will remain restricted and some will become available for financing. I would buy the ones you are expecting to become finance-able. One of the big factors is the owner occupied owners to investor owner ratio. If this restriction is removed or loosened many communities would be added to the approved list.

Cap rates are still pretty decent in vegas and rents are increasing. Appreciation rates are better than most areas of the country as well for 2018.
I would go after condos in vegas because financing is limited currently but expected to loosen by year end which will increase buyer pool and values.
