you did a beautiful job and should be very proud of yourself. My first flip I made many of the same mistakes. I acted as my own general contractor I was taken advantage of by several unscrupulous tradesmen. But at the end of the day you have $20,000 in your pocket and experience stuffed in there right next to it. You've learned a lot they will carry over into next left and you'll learn even more on that one.

I have higher end loft units and I provide a stackable washer/dryer in each of those units. I have another building which is more modest and for that building I have coin ops in the basement.

I've been replacing my conventional heating systems over to electric split systems. No duct work at all makes for an easier conversion. Provides low cost heating and cooling at a fraction of the costs.

I agree with your husband....now, if it's a two bedroom that's a different story. A single shower stall with a great glass enclosure will give you more appeal and modern design.

Two years ago I bought a completely renovated historic 8 unit loft style building in Massachusetts. The building was mismanaged by a local (crooked) property management company that loaded the building with a group of low life friends at discounted rates telling the out of state owner that it was the best he could do. I bought the building amid actual threats of violence from the property manager who rented office space in the building. I paid $820K for the building which was only averaging $800.00 per unit when I bought it. I've since evicted them all and raised the rents to $1400-1650 per unit. I just had it appraised and after only two years its value it now $1,456,000. Trust your instincts and ignore people who are only looking out for themselves

It's my understanding that you can send a notice of quit the moment the rent is later than the agreed upon date.

I've been using Zumper.com and getting PAID $25 per application. I had 15 on my last listing, made $375 and found a great tenant!

I had a tenant recently asking that I not run credit and criminal check on him in exchange he would pay $10.00 more a month. Rent is $1400.00????? Also said his troubled were in the past-- said he was clean and sober for 30 days?? Wish I could see people over the phone and prescreen financials
