We also have found that a great technique is a pre-recorded message the seller can listen to when responding to your marketing. This works exceptionally well with direct mail marketing. Since we implemented this feature in our postcard funnel our response rates more than doubled.

Many sellers may be interested in learning more about what you can do for them, but are reluctant to call. By offering them the ability to call and listen to a recorded message describing what you can do for them removes that fear. Then if they are interested they can leave their contact information after the message. Not only does this create a less fearful first contact environment for the seller, it also helps you qualify them before getting on the phone and best of all allows you to capture their phone number even if they don't leave a message.

Although not directly related to finding the deals, I would add that in any highly competitive area speed and personal touch can make a huge difference. When you have a highly motivated seller your probably not the only one working them. Many times in the early days of our business we would lose a deal, because another investor was quicker to pull the trigger. The other part is learning that in most cases the more motivated the seller, the more stressful their situation is. If you can gain their trust right away, it makes a huge difference in negotiating and closing the deal.

We are based out of Clinton Township and have a large number of fully turnkey single family rentals available in the surrounding areas. All of our properties are fully renovated, including upgraded electrical, plumbing, water and heat, to ensure low cost on future maintenance. We even offer a one year maintenance guarantee. Hi @Sharon Anschultz,

I am sorry to hear your past experience with a turnkey property was a total disaster. Finding the right turnkey provider is just as important as finding the right investment property. We specialize in SFR turnkeys in the Metro Detroit area and like others have said you need to trust the "boots-on-the-ground". What I can tell you is that a really great turnkey company will not cut corners, especially on the rehab process. They also should have numbers to back up their claims and not consider property management as an addon service. I can only speak for us, but we don't cut corners on our rehabs, because we want to ensure lower maintenance costs. We also are really diligent on our tenant screening process, because your not just buying a property, your also inheriting a tenant. Because of this our investments may be slightly more than others, but are they willing to guarantee the capex for the first year like we do on our turnkey properties?

We all know that with any investment there is risk, but I hope you don't give up on turnkey completely because there are a few of us good ones still out there.
