Just curious what Podio is not doing for you that makes you think about other solutions?
Podio by it's nature can be setup to do about anything, especially with the addition of Globiflow and Zapier. My tech guy has built a Podio system for us that manages every aspect of our business, from purchase - to rehab - to disposition - to property management. We can text, voice message drop, email drip, pull in zillow comps, google maps, auto generate contracts with online signature capabilites, etc directly from Podio. My only major gripe about Podio is the lack of role based permissions and built in true dashboards, but that can be worked around through Zapier.

I would add that there are good and bad investments in any area, especially in Detroit and the Metro Detroit area. It is important that you work with someone who is very experienced in the market and can help match your risk/return comfort level with the right property/neighborhood. You also want to have a strong boots on the ground team/property management you trust.
There are some great real estate groups for example MetroDetroitRealEstateInvestorsGroup
