@Joelle Potter - Thanks for reaching out.  I would try Jason Joiner with Windermere Coupeville.  Feel free to reach out if you have any other questions or want to bounce ideas off someone (me).

Welcome to BP.  I am an investor from Whidbey Island just south of you.  Bigger Pockets is great.  Let me know if you ever have any questions about Whidbey as a place to invest.

Thank you for posting on BP.  Can you be a little more specific with your questions as i am not really understanding what you are asking?

I was also going to chime in about the Bellevue city ordinance.  This room renting is on the city and residents radar in Bellevue...especially if the property is located near Bellevue College.

I have 4 manufactured home insurance policies with www.foremost.com.  Some of mine are not worth $50k but they are all on dirt I own so maybe if you are talking about a manufactured home in a park, Foremost will not insure it but I am not sure.

Paul, I like it! I'm about to enter into a similar situation with a dear friend of mine putting up the cash. We were wondering how I'd pay him back after the rehab so purchase price + rehab. I THOUGHT that you could pull either a mortgage or a HELOC (up to 80% of the equity correct?) out that's good to know! You gotta wait six months huh? He'll loan me the cash, I'll buy the property, my name on the deed goes to an attorney for a DIL amongst the three of us, rehab, reasses, bank sees me as having 100% equity since the DIL is private, I pull a mortgage/HELOC, pay him back and ta-da!

Thank you for sharing @Matt Good.  Let me know if you have any other specific questions as you venture in to your similar deal.
