As great as the economy looks right now, I am concerned that there will be a recession in the near future. I don't think that it will be like the last one we went through 9-10 years ago, but a correction should be here soon. I don't want to make a move and then have the property be valued less than what I paid for.

Interesting question to ask with some good follow up. I have never even thought to question Zillow's zestimates before reading this.

Oregon does have some rainy/cloudy days, but that is mainly on the westside of the state. Look in to Bend, Oregon.
It gets quite cold, but the sun is almost always shining. The people are friendly, lots of local brew pubs, lots of outdoor activities from hiking, skiing, white water rafting and great schools.

I have talked to a couple of turnkey companies, but after initial contact I haven't heard back from them. Even when I have reached out! So, I am a little less enthused with them.
I have been using my time watching more podcasts and have picked up some books to further educate myself. Also, I have been communicating with several other BP members and have gotten some great advice!
One question that I have that I couldn't get answered is, how are turnkey properties priced? I have heard that they tend to be around market value, with little room for negotiation. I have even heard of some companies pricing properties above market it some areas. Has anyone had experience with this?
