I know that software exists that would auto post for you on CL. Has anyone ever used one? Did it work? Would you recommend it?

Darius,

Your post is still vague about exactly whta you want to do. If I were you I would sit down and write down some real, measurable goals. There is magic that happens when you write down your goals and put them in front of you every single day. You automatically go to work to achieve them.

I would start by answering some of these questions to myself.

What is it that you want to accomplish?

How many transactions are you looking to do?

How much money do you want to make in the next 90 days? 180 days? and 1 year?

Why would your current 9-5 not work for you long term?

and mostly, what can you accomplish with REI or any other business that you can't accomplish with your J.O.B?

just some thoughts.

There is a great article on Yahoo Finance about homeowners that are under water and how it might make sense for them to walk away.

Hi Francis, I have only done a couple of sub2s but I will attempt to answer these the best that I can.

1. Yes there is paperwork involved. I have done it via land trust in the past. There is also paperwork for the seller to acknowledge that you are buying sub2 and the loan can be accelerated at any time.

2. Yes, I have the seller sign a Third party authorization.

3. Haven't in the past, although I am reconsidering it for the future.

4. Loans aren't "assumable" after the late 80s because of a DOS clause in the mortgage contract.

I just finished listening to "Richistan". It was a great book on the lifestyles of the ultra wealthy.

NGOs are a good option for rescue efforts. The best option is to help those that are directly volunteering their time/money to go to the affected area. Most of the money sent via Pakistani Government will end up further enriching the billionaire prime minister.

Pakistan wouldn't be such an impovrished nation if the Government ever had its priorities straight.

I have been to Pakistan many times, I talk to many pakistanis. They are not nearly as Anti-American (or Anti-Indian) as the media would have you believe.
