As long as she pays and the percentage/late fee is more than what you would have earned on the rent had you invested it for a couple of days extra each month, I would renew.

I just bought a rental property that previous owners were using Cozy. It works great except for taking long to transfer money but you can pay to upgrade to get it faster.

I am wondering how this turned out. We bid on a house and have a contract but are not sure we will be able to close before the sheriff sale. We are looking into hard money lenders that would loan money for 30 days or less on a property in Northern KY. Inspections are done and appraised higher than contract price and MUCH higher than starting auction bid. Any suggestions?
