@Shannon Jackson you should join the local chapter or Real Estate Investors Association..(Cincinnatireia.com). Email goes out each week to investors with the contracts available to assign and houses to sell.

@Itay Itschakyan You can use the crime map on Trulia but it is a relative thing just like traffic. Effective has a different tolerance or definition. For instance, my sister lives in Detroit and she thinks our news stories are so “quaint” here. “We have buildings on fire in Detroit, I am sure, but they never make the news.”
The market is hot everywhere and deals are harder to find so be patient.

@Andrew Brown
Have you found a mentor/adviser that is not trying to sell you something? I feel like this part is important and it takes some networking. I did a lot of research but then also networked to find people to bounce ideas off of. I don't have time to rehab and found someone to help with property management. I started with rentals, then a vacation rental and now started private lending, all which have better COC than the average stock return and got increasingly hands off/passive. How much time do you want or have to devote to investing? I think that is where you should start and what parts of investing do you enjoy? I enjoy the analysis and want to be able to live anywhere so that is how I structured my business. I am willing to talk to you if you would like. Just send me a DM.

To avoid battery dying in lock which happened to the PM, we are installing a Locklee which if it dies, one just needs to hold up a 9v battery to it. We have one STR but use it with our LTRs also.

Send me a private message and I would enjoy talking to you.

If you haven’t, join your local chapter of real estate investors association. Columbus and Cincinnati have incredibly active associations with weekly deals and funding exchanges and property swaps along with focus groups for every strategy. It is great networking online or in person and can help you identify your boots on the ground/ “core 4.”

@Brett Slusher my daughter graduating this spring in interior design and business communications has similar plans . I would love to connect and talk to you. I have done long term, student, vacation rentals, flipping and private lending. I enjoy talking to young investors that are hustling out there. You are on the right track.

@Maayan Cohen i think it depends on what you want in terms of cashflow, appreciation, tenants, marketability. I do know that in my part of the country as a former relocation consultant for a fortune 500 transferees, there are many areas that have nothing to do with the public school district but more to do with what individual private school is there. The location of the private school does not affect your taxes but can impact the market ability and appreciation and profitability of your investment. My clients at the time looked at niche.com and greatschools.net and THEN would pick their preferred private or public school, tour the schools and THEN look at housing in those areas. I think many people pick housing whether rent or own and the school is an after thought. They may never even tour the school before deciding on where they are living as it does not drive their decision. After having that job I did choose to live in the best school district in my state but I would not invest here as the numbers are nowhere near as profitable as they are in other A-B areas of the city. I like to balance maximize cashflow and with minimal maintenance/rehab/tenant drama. You have to choose your end metrics and then find an area that fits.
