@Brooklyn McCarty We have beach one south of Tampa and this is dead season. We have one in a hiking/climbing area and that busy season is September/October/November and March- July .
I understand depending on the party of Florida, your high season can be different. I think in general, below Tampa it is January through Easter and cities north of Tampa, it is in the summer but maybe others can comment. I know we always went to Florida on spring break with our kids and made sure it was south of Tampa because the temperatures north of Tampa were not as predictable that time of year.

definitely look
at the national real estate investors association site and see if they have a chapter near you. If not, the Cincinnati and Columbus chapters are completely online including their education classes. Network, network and network with investors in meetups and learn the numbers and what they seek. Good luck!

Procter and Gamble used the same personality test, I think. I was a contractor there and the only one not with the same Myers Brigs profile when we took it at an offsite. ;-)

@Kyle McVay You can send a message that only the host sees. If there are mixed reviews it would indicate it is a normal issue with the listing. If it is all 5 stars, the host is really striving to keep the 5 stars and even a 4 star knocks them down in search results.
As a fellow STR host and LTR owner, I try to give my detailed feedback directly to the host (more towels, cleaners missed an area, etc.). I stay only in STRs when I travel (8 so far this calendar year) so I try to give detailed feedback to hosts with a chance to fix it, just like hotels receive and
I am given with my LTRs and STRs. When I am booking an STR I really want to know if beds are comfortable, and responsiveness and tone of host IF something is amiss.

@Bobby Paquette I have a local drive to/mountain type STR and a beach STR in one of the most expensive zip codes in the US. I like the drive able mountain STR. My beach STR high season is Christmas to Easter. Just an hour north, the beach high season is June-July. The driveable mountain STR has lower entry
costs, no STR regulations and generates more income than my beach STR. My beach STR appreciation is astronomical-a couple hundred thousands but mountain STR is up about $125000 and that is slightly more than 50% of what I purchased it at AND my rural mountain guests are way more chill than beach guests in terms of expectations. They just want to hike and rock climb and get in a hot tub and sit by a fire. Bonus if you can get a ski location. Lakes further north seem to just book during boating season. Hiking and rock climbing are longer seasons.

Definitely add interior pictures. Tenants assume it is a scam if there are no interior photos. You can use the ones from the listing if you can’t take new ones.
Also, show or indicate the floorplan. A tenant would want to know if 2-3 of the bedrooms were really in the basement. Good luck!
