My parents started with a house hack of a 4 family in 1965 and I started with a duplex house hack in 1994.

If it is totally vacant, get one side market ready asap and live in the other. If it is partially or fully occupied at close to market rent you have more options.

I invest in Ohio, KY and Florida. The most important is taking action and where can you build a good team or have a mentor.

I would also look at local chapters of national real estate association for vendor/contractor recommendations and networking. Both Tampa and Columbus/Cincinnati have strong chapters. Cincinnati/Columbus meetings are completely online. Tampa is a mix.

Definitely wherever you end up-if you choose a place where you don't (or even if you do) have connections- join the local REIA. They always have recommended contractors and other vendors.

If you travel too much, Columbus and Cincinnati ones are completely online so great way to get education for any strategy and recommendations (plus they have an online women’s investing group that I volunteer with hosting responsibilities ;-)

The hard part is getting a good team. Until you get one, it is nice to be able to pop in. I invest in Ohio, Kentucky and Florida and definitely lean on my boots on the ground in each state.

It is a self-dealing rule. Think of the SDIRA as a separate entity/corporate /owner. I can’t stay in or work or furnish services on my long term rentals that are in my SDIRA.

I own my STRs outside of the SDIRA so I can stay in them.

I have used Quest and Equity Trust. Definitely look at one that allows you to invest in stock so if you have a little money leftover from a deal or while you’re waiting for the next deal you’re not losing income.
