I invest in long term and short term rentals. Definitely look at gross and net and always account for property manager as there may be some point you need to no longer self manage ( illness, eldercare, childcare). Most people at some point just get plain sick of being hands-on, unfortunately, so make sure you allow for that or even allow for more expensive property managers than you have currently.

@Nicholas Schwarte definitely study to get a high level idea of all strategies available (long term rentals, short term, fix and flip, notes, private lending, etc.). Then pick something based on your available time and money and interests.

I will say do this but be open to what may fall in your lap. I joined my local REIA and networked and even though I had a specific idea of what I wanted to do (fix and flip ), I ended up determining I didn't have large amounts of time required for rehab but had deals and people and mentors that fit another strategy. I became an expert in that one and now have added more.

“Making Big Money in Small Apts “ and “Millionaire Man Next Door” and “Millionaire Woman Next Door” were good.

Network at local REIAs and Meetups and let them know you have time and passion to offer. Send me a DM and I can give you some more book ideas and talk.

@Laura Guy From what I understand the Ohio Real Estate Investors Association (OREIA), Central Ohio real estate investors association (COREE) and greater Cincinnati real estate investors association all also advocate using these terms, especially when discussing with city council the new legislation proposals affecting rental property in city of Cincinnati. Practice analyzing deals with BP tools and get to 100. Always make sure there is room to hire a property manager because most people get sick of self managing or end up having a change in life circumstances where they need to outsource property management.

Join your local REIA chapter and find if your target city has a local REIA and local meetups and local FB investing groups that you can network with for recommendations on contractors, dealing with city code enforcement, etc.

Finally, It is good to make sure you have ability to get a flight that is reasonable in cost and duration there if you are still working a full time W2.

I invest in Cincinnati, Ohio, Dayton, Ohio, northern KY and a short term rental in central KY as a mini-test for my long distance (2 hour drive) investment. If this continues to go well, I am looking at investing in other states that I have already have some connection in. Good luck and I am always willing to answer questions as you go along.

@Scott Hamilton The Ohio markets also have active chapters of REIA so lots of access to deals and networking online or in person.

@Jennifer Pauyo I am in Cincinnati/northern KY area and invest in Ohio and urban and rural areas in KY.

Whenever I go to our local REIA meetings I am amazed at the diversity and the number of women investors. I am interested in helping other women along the path and finding other women interested in mentoring in this part of the country.

I think we just need to create more safe spaces for women to ask questions and be mentored. I feel it is the “whole women sitting in the back of a conference room and not at the table in a meeting” situation. We just need to get them some confidence and mentoring to get their questions answered and be empowered.
