As others have said househacking is incredible (have 3 generations of house hackers in the family)z
Columbus and Cincinnati have the most active chapters of the national real estate investors association and do all of their meetings online. It is maybe $25month and great for education, networking and realtor/contractor recommendations. Ohio also has a 4 day inexpensive conference in November with 1000 attendees. These local REIAs is how I got started in 2015 and I get reenergized very time I interact with the group still to this day. I co-host the online women’s group. It is normal to have periods of low motivation. Just get around like-minded people and you get all of the juices flowing again! Good luck and DM if you have any questions. Look in Huntsville and Madison- fast growing with NASA Marshall Flight Center, Redstone Arsenal, SpaceX, Blue Origin, new Mazda plant. My son has been living there the last 4 years and I have been watching the appreciation.
There are also some chapters of National Real Estate Investors Association in the area so great for contractor recommendations, networking, etc. DM and I will see if I can get you more info.

I just finished this book. It is an old strategy aka “repair for equity and other names.
This is profitable and does the tenant-buyer a service. Remember only 25% of those interested in buying a home can qualify for a bank loan. So there is a large market of those looking to buy but can’t.

Every time I buy a house I can’t sleep I am so anxious. After a year, it is always fine. Trust your numbers especially if you were conservative and know it will be ok.

I own LTRs in Cincinnati and STRs elsewhere but I think Cincinnati has enough events to attract STR/MTR guests.
I have lived on both KY and Ohio sides of Cincinnati and we have about 9- 10 concert venues within maybe 4 -6 square miles. There is the world class zoo and Children’s Hospital is number 3 in the country. We have the high number of headquarters of Fortune 500/1000 companies plus college sports and professional sports…again all densely packed in a few square miles for the most part.

I do have student rentals and sometimes they are strangers but generally some might know each other or know if each other before the move-in. I don’t want to be in the roommate-finding business so I let them sublet to the person they find to take over the lease/sublet for co-ops/internships. There are locks on bedroom doors under the past landlords but we haven’t had many requests for the keys to individual locks perhaps because they don’t own much of value.
Generally, everyone is under 22 but I can see how dealing with actual adults that are strangers would be more problematic. I am interested to see what you find out.

I have bought property in the next state without a realtor but paid cash in my self-directed IRA. I sent in 3 offers (owner finance one, cash, etc.$) and then wrote up purchase contract.
I contracted inspector, negotiated and then set closing at title agent and they did the closing and ensured clear title.
I think agents help with keeping it moving especially when there is conflict between parties and can provide great vendor recommendations.
I would also see if there is a local chapter of Real Estate Investors Association in the area you are buying and become a member to get recommendations on vendors/contractors.

You may have already but please consult an eldercare lawyer NOT an estate lawyer for this.
Generally, you can look into qualifying for Medicaid and protecting that asset/using a Miller’s trust by speaking with an eldercare lawyer who may also partner with a tax CPA and financial planner.
I have too many friends going through this with their parents and not knowing which professional to talk to. My parents were in their 40s when they started having children so I unfortunately went through this about 7 years ago . Elder care lawyer was much more helpful than my parents’ estate lawyer. Please free to DM me if you are overwhelmed. It is an awful time. Lawyer may agree with your methods, but check before you give up the tax benefits and understand what Medicaid can cover.

Flipping is one of the more difficult strategies in terms of time involved, skills needed, etc.
Look for meetups or join the local chapter of the Real Estate Investors Association or join the very active Columbus (Coree) or Cincinnati (Reiagc) ones that are completely online to find mentors, partners and recommendations for vendors, suppliers, etc.
Definitely taking action is important not just analysis but having a great network to support and bounce ideas off will be invaluable as you face hurdles. Good Luck-investing is addictive!
