Post: Owner’s title insurance - to get or not?

Apparently the right person saw my post and within 24 hours my attorney received an email from the insurer's counsel say he would send a check immediately. So, the moral of the story is title insurance is valuable, but like any insurer, you'll likely need to hire your own attorney to get them to pay out on a covered claim. Don't expect title insurers to do the right thing unless you force them to do so. //// On a side note, I also sued Farmer's Insurance over a car accident when they refused to pay out over my uninsured/underinsured coverage. Took 7 years but Farmer's finally paid out the full policy amount. Yes, it seems there's a pattern here with insurers.


I'm sorry you had a difficult time with the one title claim you had to file but please don't paint with such a broad brush with such a limited experience.  I don't know any of the facts of your claim which might give some justification to the delay but even if there is none, that doesn't mean there is a pattern with insurers.  I've had insured's sing my praises to the high heavens because I was able to resolve their issue quickly.


 It's not a personal attack...please don't take it as such. Having two insurers refuse to pay as stipulated in my policy may seem limited to you...it's very real to me. I have a good friend (attorney) who spent a good portion of his career suing insurers who refused to abide by their policies. Oddly enough, he never lacked for work.

 Looks like someone was threatened with litigation over their review. I think there's enough smoke in these responses to realize there's also fire.

Exactly. I see it promoted by gurus that they'll pay 110%+ of FMV if they get the financing in place and no balloon. Those 3% loans that get called due in a 7% world may have them second guessing their decision. Lots of sellers will be screwed. Mitch Stephen out of San Antonio has had 4 called due in the last couple of months. But he was smart enough to only take over properties with equity so he was able to refi out of them before the underlying lienholders could foreclose.

Yes the government was truthful about the efficacy of the COVID 19 vaccine.  It literally saved millions of lives worldwide.  Inexpensive alternative promoted by internet influencers didn’t and don’t work.  Sorry you don’t believe in science. FYI, just because you or your buddy didn’t get a vaccine and never got Covid is not evidence of anything.


 Well, that pretty much explains a lot about you. Millions of lives were lost due to the greed of hospitals and doctors like yourself who went along to get along. Ivermectin literally saved the lives of hundreds of thousands and would have saved more if physicians would have prescribed it instead of following the money. Clearly you equate money with science. Cheers good Sir, you're part of the reason so many have lost faith in the medical industry (and there's little doubt, it's an industry, not a profession). 


 Complete nonsense.  You are deep down the rabbit hole of conspiracy theories.  Be doubtful of science and the medicine at your own peril.  Natural selection in action.

Great job. Sell your soul at your own peril. There will be a price to be paid for allowing the government to mandate your patient care. Keep praying at the alter of big government.

 Join one of the FB groups first. You will see many of those people paid $10k and look at the type of questions they are asking. Make an informed decision if you think people are properly trained? Value is based on each individual and they will need to determine if they think there is any value. We all will have our own opinions but end of day it is up to you if you value $10,000 as.


I was booted from the FB page because I dared to explain why some of the things his students, and I use that term very loosely, were espousing were simply illegal. I literally have only encountered one other FB "Mastermind" group with a dumber group of people. And if you dare to challenge anything their Messiah states, you're immediately booted. When someone wants to work with me on a deal and tells me they're one of his acolytes, I tell them I'm not interested. A fool and his money are soon parted. 


 There was a great feed the other day with about 35 awful pieces of advice which mostly noted: "quit claim deed the property"... The issue was a person sold their home subject 2 and the person who bought it stopped paying. This person has moved and living somewhere else. Their credit is shot and they are getting foreclosure notices. They are like what do i do?

Comments again were : Quit Claim Deed the Property, start paying the loan (which he noted he had no money). All of which nothing will help him because the loan is still in his name. 

As a note investor I am licking my chops at the number of deals we are giong to see come our way because of scenarios like this, especially once values go down and these people who bought sub2 could just walk away once the equity is gone.   


 That is very typical of the "advice" I see given by the students in his group. It's like the blind leading the blind...for a hefty price of course.
