You can't time the market, the best time to buy was always 5 years ago.

A combination of Cozy, Zelle and Cash app works for me with 10 doors. I also keep a simple "master" Google sheets page kind of a dasboard where I can quickly see who paid when and what was the method of payment.

I have 10 doors, only one person asked me for a week extension. I also posted an ad for one vacant door on Saturday, got it rented 3 days later. Knock on wood so far so good!

What do you guys recommend to put on top of a subfloor for an old house? The place I am remodeling had a very ugly vinyl flooring that

we are ripping off...luckily the subfloor below is in good shape , any suggestions?

I bough a bank owned ( non- auction)  property and instead of eviction I offer them some money, they were out rather quick. 

And why will it be a nightmare? is just a lot of work, mostly permits, and coordination. I have to build a 600 sq garage from scratch before as owner builder and I had to deal with all the permits, subs and the city, not rocket science. Do you do owner builder construction loans?
