I got the last one by looking at the MLS for a property that was sitting in the markets for months. Offers were contingent to refi and the bank was not approving the loan due to the property being in bad shape. I send a lower cash offer and was able to complete the deal.

@Brian Garrett  , is it worth to spend the time /money to start a market campaign to sellers if someone is looking for only 1 property at a time , and not interested in wholesaling?

I get dozen of e-mails everyday from wholesalers, they all seem daisy chaining the same properties over and over , a lot of them even send properties listed already on the MLS. I don't waste time looking at them anymore.

When you buy a property, my rule of thumb is to see it during the day , and see it also at night . Years ago I was about to pull the trigger in a duplex , after seeing it at night was a complete different feeling. Google street won’t give you that.

@Bridger L Logan it all depends on the quality of the tenants. I have a 3/2 rented with that model for 7 years , no major issues since I started doing background checks. Single guys no pets. The house is 80% of the time empty, they are either working or going around. Better cash flow and less maintenance than renting the whole house. Turn over is good too ,most of them stay at least a year.

all Real Estate is local meaning is not same same everywhere.....however an average appreciation rate is 3%-5% . Other that that I agree with @Tim Herman  on the fortune tellers.

is the reason you don't want to wait until Dec is because at the price is rented is not cash flowing? Can't the rent be increased as soon as you become the owner?

If you are not interested in house hacking, Instead of going with a SFH you can start with an affordable condo.

The BP community should keep an eye on this individual, be aware!

Great idea, seems very useful for initial information on a product or service. As a possible consumer, I would also like to read peer reviews and a rating system "a la" Amazon. The way is designed now a reader probably won't come back to revisit down the road. Good tool for my toolbox regardless, maybe phase 2?
