Thanks for posting your experience. I actually appreciate the detail. The ups and downs demonstrate that investing regardless of the vehicle (like wholesaling) used requires work and persistence.
You could have stopped at several points in the process...you didn't.
You prove the necessity of quality team...attorney pursuing all the necessary approvals.
You show the need for planning and follow through.
Many lessons learned and shared with this experience. Congratulations.

I like the suggestion of live where you are happy (keep renting) and look for alternatives to growing the money you would be putting towards down payment and rehab.
The great thing about our business is that there are SO many options. Don't pigeonhole yourself into a property in an area you don't like, with a horrible commute, dealing with tenants, and living in a rehab zone.
There are many on BP who can help flush out great strategies.

Welcome to BP. You are already putting your time here to good and are connecting with fellow BP'ers who can answer questions.
I recently completed a four week training on Notes. I found it extremely helpful and supportive. I'm also looking into utilizing the skills and team support found at N.A.P. (Note Assistance Project) which happens to be located in OC. Jasmine has been very helpful listening to my questions and suggesting options and strategies.
The key for me has been finding the areas of investing where I am most comfortable and of course will supply the necessary returns.
Currently we have properties, buy & hold, in Oklahoma. Our goal for 2016 is to have business here in CA (closer to home). We believe this will happen through two or three avenues, Find, Reno, and Sell properties with partners (looking for ones in LA & OC Counties) and notes.
Three keys...Don't stop....Keep learning...and take Action even when uncomfortable....Bonus reminder...Don't stop!

To some this it may boil down to your personal style. For me personally, mentors have helped me through all steps of my journey...whether it was playing competitive tennis in my early years, through out my professional career, and now as I grow my own RE Investing business.
The key for me is to connect and trust with my mentor. They are there during all aspects of the journey. Answering questions, providing direction....so I don't have to reinvent the wheel...giving support during successes and challenges (like when I insist on reinventing the wheel and it falls off the wagon).
I believe a key aspect is that as entrepreneurs there is a part of us that wants & needs to fly solo...but then there are moments to meet up (like here on BP) and fly in formation.
In relation to my RE Investing business I have found 1st & 2nd tier mentors through my REIA meet ups, trainings I have attended, and colleagues. My relationship ranges from the very personal (direct contact via phone or email) to the large group setting (most recently I've received support, connection, and education through Periscope meet ups).
I guess as I write this it is obvious, for me, mentoring...being mentored and hopefully being present to mentor others is very important...to ME.
