I am not sure what to do all my qualified people don't like the area? And bedroom sizes? Since it's my first time doing this i am unsure of how Someone who has all 3 of my retirements would want to live here

Hey guys just had another accomplishment so far, hopefully on my way to a deal, with wholesaling, but I do have a question. This lady calls me up and says I was "stalking" her property and is going to report me to the police. She said she has a lawyer, I actually just said thank you so much for letting me know and she continued to yell. She hung up saying that I shouldn't be around her property and all that. I can't get into any legal trouble sending yellow letters right? lol I never even been to her property I just sent one letter to her too and she claims it was a bunch?? haha

I have a question regarding the homeless prevention funded by my local city's program. I have a guy who is on probation for "smacking his ex wife's ***, claims she gave him a charge, all this over custody of children" He has a probation officer for 6 months, and is getting funded for 66% of the rent and they also pay some of his electric bill. He doesn't have a job now but collects 200 a week in unemployment and says that he is working on a job but because they expect him to pay 33% of the rent it would mean more money would be taking out of his check if he worked alot. He says he is doing side jobs. They also pay 2 months security deposit and one month's rent up front. How do I go about screening this guy?

Ok yes, that is what I am planning on doing thanks Zion. I am also very nervous though to get someone in because of the place and all the horror stories lol. I will continue to screen effectively but I did realize my 2 bed apartment is tougher to rent since the bed rooms are very small. I just have to lower the price a bit and that is what I did now. I still won't take a bad tenant at all.

Ok, I still haven't seen that yet. maybe these two guys from sonic that come tomorrow seem like they can. Most of these people are only getting income of around 1400-1600 so it has been tough with a 700 rent. I also have gotten like 3 people with pitbuls!! They seem good if they didn't have a pitbull
and yes I do have my specifics i would stick to. For some reason every applicant can't match these and the one's that do don't like the place because it is too small rooms 10x8 bedrooms. This unit seems difficult to rent so would be ideal for one or two people i think

I was VERY strict in the beginning but now I am realizing that it is kind of tough in this area, and reduced the rent. I now will require no evictions is the first thing, Income is usually the next and references. I usually take it case by case though and see who meets the most. I am trying to see what you would rank more important though. I do feel the college student going for his PA is a good move if only he had a job though. He did say he isn't allowed to work in school which is why they give him a check for his rent etc. (maybe I can ask for an advance on rent =)) lol
I also want to stick to just month to month now, its a multi family so usually you are better off from what mike OH says especially in lower class
This is my first time screening a people too because I have already have a great tenant on my second floor (7 years)
Also want to get this thing rented soon so I can get my cash out refinance haha..
I am hoping I get the right person in I don't want the headaches or trashed unit so I am very nervous who I put in.. Especially in CT I hate these blue states... lol

Another one I have coming tomorrow
Two kids both work at Sonic one has been there for 9 months, one just moved and only 2 months. They live with there parent now and want to go on there own together and split the rent. No evictions on either, work 40 hours a week (the 2 month one says he got a raise). problem is I am nervous about renting to two people because if one goes on the lease then the other one is responsible. They were also okay with month to month lease.. I am also nervous about the job as he has only been there 2 and 8 months and still didn't get past that 90day probation peroid.

Ok tenant one
780 credit score (no evictions) 1 credit card thats it (no car payment)
Problem- Income!!
He is going to school at a college for a PA program and is getting a REFUND check for $1400 over 8 months, It is when the loan pays the school directly and then the school gives him his refund and the check will say he can live on 1400 for 8 months which will cover school, apt, books, food etc.
He is a guy who may come up with his gf (doesn't know b/c she has two interviews a week after he wants to move, I told him I can't claim any income from her because it isn't definite
Seems responsible right? going to school high credit, but income is my concern.
Next tenant 2
Positives-Works at home depot for 4 years, wants to move in after june 10th (lets me know, she is good with her current landlord because she will wait to after she can move out right?) Also wasn't in a rush to sign papers and said she will let me know friday if she will apply. Also was upfront about when she gets paid, and said she may be late a day or 2 because she gets paid every other friday and may fall on a different friday
Cons-didn't want month to month lease because she said the landlord (me :)) can throw her out when she has a baby, I said usually the owner is more comfortable with month to month to get to know the tenant. Income also seemed a little low at 400 a week, and had a kid and another one on the way in a 2 bedroom..

what is i rented out each room seperatly for like a 100$ a week. Basically they can fit a bed and clothes in each room and share the family room, Den for extra space kitchen and bathroom?
