Ok am looking to wholesale some properties, what is the best approach to direct mail for just getting started? Should I be hiring people to write the handwritten letters for me at .50 a letter or should I invest it into a computer program that prints this out for me? I am looking to market to absentee owners, and probate sales specifically and plan to use handwritten letters the first time, then post cards within a month. What would you guys recommend as far as to handwrite these myself or find a program that is easy. thanks PS just started wholesaling

best bet would be to require a month and half security deposit? and also to drive by their address now and check it out to see what kind of shape it is in as well?

the rent is 750 a month

Ok have one tenant now who is recieving 700 a month in disabilty and SSI he wants to move in with his mom who also gets 690 is SSI and his wife who works 40 hours a week at BK and has been there a year. How do I ask about his income and what documents show I require to get this.

Also since all 3 people will be living there do I need to run a credit/eviction report on all three? I would have to do 3 seperate reports and require a 25$ for each time so I would need 3 checks for 25$ each to run the report. I am nervous about renting to this many people because what if one moves out?

Also he has two small dogs a poodle and sHitzou, I am worried about liabilty if one was to bite the upstairs tenant etc. Also I can require a non refunable pet deposit of 200 or increase the rent another 25$. I will do that but am nervous of liabilty. The floors are hardwood so not too concerned about them being destroyed..

any advice thanks

ok awesome so 1k a month to return potentially 10-20k sounds good to me. Also you don't deal with letters at all? I was thinking maybe a letter than resend postcards within every 3-4 weeks just to get their intial attention.

Ben on average how many deals do you get from sending out those 2000. Also what are your costs on average per month, and your average profit per deal. I am guessing on average of course about 1k in marketing can potentially lead you to one deal? thanks

Ok so I have my first rental and now I am trying to get in the act of wholesaling and working on my marketing. I have a DBA and a business debit card, but if I am sending out letters, buying lists, these are all tax deductions right? I should put them on my business card too? thanks

Ok yes that was what I Am in the air about right now I have 150 envelopes addressed amd getting ready to hand write but for absentee owners my best bet would
Be flyers bc of the volume I can do. Now probate would probably be the best use for yellow letters? Also what does your postcard say

So don't put my name above when I write the address just the post office address and the number ok.. Also what is your strategy with absentee owners? just a short simple 2-3 sentence saying I have houses in your area am interested in yours and can pay cash, if interested in selling please call me.. or send an email to the return address? short and sweet. Also I am going to hand write all these letters in the beginning I have about 300 and I make it a goal to get 20-30 written each day. I know there are computer programs and such but I would rather do most the work now and see my response rate then start buying more programs to do it for me..

Ok what is your average return? Which program
Do you use and do you put the yellow paper in your printer? How do you set the margins
