yes i understand it is about solving people's problems which is why most investors fail. they mail out marketing pieces that just say we buy houses which doesn't have great effect. I have gotten a 15-20% response rate with about 120 yellow letters sent which tells me I was doing something right. The next thing I need to work on is my negiotation. I have read articles on here and also watched youtube videos as to where the motivated seller basically needs us to sell. I also think the BEST way for me to work on that is experience. If i send out 1000 postcards using click2mail and use my call capture, I can call back all the sellers who seems somewhat motivated but more importantly I need to work on that part to be successful in wholesaling

yes i understand, i know these guru's all do the same thing which is one thing i hate about my REIA meetings is that it is all about them marketing. I may just continue to ask questions and start. I do want that first mailing out though of 1000 postcards and just want to make sure I have the right message, and the call capture and everything set up so i can screen through the calls and see who is most motivated instead of taking pointless calls all day

yes the information is definitly all here, and i can learn all the information. The benefits I can tell you though is he is going to give me his actual postcard he uses to market which generates an average of 7-8% response rate. (I don't have to waste time or money figuring out a perfect post card) It also gives me the exact steps, contracts forms I need. I also would have email support where I can contact him if i have questions with his course and what to do next. It just seems like I can learn better if it is laid out for me and i can just focus on following what he says step by step.

coarse is 900 the reason why I am going to buy it is because i need a step by step guide to be able to do this . the person i called was miles serger and he landed his first deal 40 days after buying the program. I need something that will guide me and i can just follow the steps.

I am about to make my first purchase of cris chico's virtual wholesaling system. I have personally called a person miles, who also bought his system followed it and now is making alot of money. Does anyone have any information on cris chico and his course.

My goal is to do EVerything in the course stick to it and only focus on direct mail to absentee owners as he shows me. I think most people try to do too much at first, so i will try to focus just on this. take action and the hardest part is to not give up if i don't get results what do you guys think?

Hey guys just have a quick questions regarding wholesaling. Would you say this is a job where you guys control how much you want to make. For example if you want to start landing 5-6 deals a month do you just market more and spend more there? I know it is a numbers game but to those who make 300k+ a year wholesaling how did you get there? also on average how much a month do you guys spend in marketing and what do you usually make, lets say u spend 1k a month in mailings, and land a couple deals that pay 6k each i would like to see what you guys average and how much you end up making on average of course thanks!

The house has been listed by a realator for a while and zillow has it's estimate at 200k I know it's not a good source and will not use it. Once I figure out what the house is worth should I call them
Up tommorrow and say basically listen I need to be in this range 70% of arv so let's say 260k it's worth around 180k is where I would have to be before I look at the house. I should explain that on the phone and say i am just shooting numbers until i check out the house to

Hey I am wondering what my approach should be. I got a call back on someone wanting to sell there house and want to show it to me
Tommorrow. I already explained to them that I need to purchase at a discount they want 259k for the house. I told them I wouldcall tommorrow before coming I am going to run some comps in the neighborhood. In general
Is this a good lead? They pretty much wanted me
To go out tommorrow and if the house doesn't need Much work how should I approach this? Thanks!

awesome yes, everything helps thanks. I think my plan will be is to focus on the direct mailing fully instead of trying to focus on every aspect of getting leads. Seems like I have too many ideas but then if nothing works I will give up and go back to relying on work which is what I don't want to do.

yes that is why I don't want to do REO's until I am more experienced and have a godo buyers list. I am going to focus on the absentee owner's list, I bought cris chico's program and it seems to have it all laid out where i don't need to do much work. It is expensive for all the parts but I will test it out
