size of my bedrooms is my issue now. I have a 2bed with a denn and the bedrooms are pretty tiny like 10x10.. I am changing up my marketing strategy and will leave a flyer on the window about the apartment now along with the for rent sign in the yard

ok thanks greg that is my next approach I think in the add I will put perfect for a single person or couple. I have also lowered the rent to 700 and am putting clearly the sizes of the bedrooms. It is tough to get people in with kids when the unit is 10x8 feet for bedrooms. I will post a flyer on the window as well about it so they can see. I may try laundry mats and all that tommorrow morning as my next step I am running out of ideas. I also rejected a couple people because they had $500 a month of income and "were looking for a job", or someone that has a 50lb dog that wants to come in "pitbul" mix. I can't give up and need to push myself to advertise more.

No I haven't do you have some more information on that and how i set that up? That can help me get some more motiavted sellers unlike the ones who don't seem to motivated so far.

thanks everyone, Ray yes, it does have the heater attached, and it is connected to the family room so it would only be able to make the family room bigger. If you want the address I can send it to you and then you can see it from the outside in the picture of what it looks like..

ok thanks jon and thomas i was thinking of sanding it and then just repainting them. the chipping is pretty bad and you can see the wood through some of it. I think that and the fact there was a couple bee's from last summer that were dead when i started to look more into it. The kitchen and bathroom I think look good. The issues I see is probably just the dirt/ dust on the windows and the molding is chipping pretty bad. I don't know if the scruffs in the hardwood floor is that big of a deal but I don't know what else is turning people off. I think size is the issue with the bedrooms being very small. For section 8 I know the paint chipping will need to be fixed, as well as the heat in my extra den doesn't work? Do not know why but it was basically an added room. I also see there is a crack in the glass going to that room that may be a concern for section 8. I don't know if I should start replacing some light fixtures for a newer look. I also have pictures of everything is you guys have an email I can send them too, so you can see exactly what my unit looks like. thanks for any help!

Ok here is the issue I am having with my first rental. I have shown it to about 6-7 people but all of them will take the application and not call back ? I am trying to see what may be turning them off, I think the molding around the couple bedrooms is all chipped and may need to be repainted and fixed (if section 8 were to come in they probably would require it) I also know one of the light fixtures looks older on a bedroom maybe replace that? The hardwood flooring has some scruffs and marks but this is a low income area so I didn't think that was much of a concern. The other issue has to be the size. The bedrooms are all around 10x8 so they are tight, but how should I go about getting tenants to want to live here. The other option is to lower the rent a bit more but I feel I am right at market now and have the best price for a 2bedroom on craigslist. Thanks

also just to update you I sent about about 40 yellow letters on Wednesday got 3 call backs. No one was really interested to sell but it is still a decent respond rate for my first one! I did send out about 10 more thursday and 10 more yesterday so I will see if I can get another couple calls out of it. I also have a couple questions because when I talk to the people I am unsure what to say.. They ask how did you get my name are you an agent? I simply say no not an agent, and I got your name off a list and am looking for people who are motivated to sell, and what I do is put together deals to help you out and fellow investors. The 3 I have had said oh well I have had good tenants, or I will sell at the right price, I simply say Ok well i ask about the house price a little high I then say and thats the best you can do? then they say yes, I will say ok well if something changes keep my letter around if you want and thanks for your time? Is that a decent approach? thanks

Yes, I am simply because I am not finding quality tenants, I decided to list my add on a local newspaper to try to draw more leads. Everyone that is calling seems to have not so good credit, and not good income. They seem to call ask for a showing and I try to preverify them first and say call me later once you drove by and alot of them aren't doing that..

My thought was to start every absentee owner off with a YL, I basically have a plan to write about 20-25 a day on out of state owners that have between 60-100% equity for a month, bringing my total to around 400-500 names, then after that month I would start over on the list from and mail postcards this time. Then if that month doesn't get much I would maybe do another postcard or something.. what do you think? thanks man
