Thanks Josh, yea i know but i was nervous about if they put down a fake landlord and such, I will of course make sure the records match, but the issue there is also what if the landlord is lying to get them out? she is on a month to month lease now with the landlord and wants at least a 6 month lease due to her being pregnant. I do worry about these landlord's lying to give me there problem. She also didn't want her boyfriends name on the lease, which i don't have a problem with if he isn't living there but what if he was evicted or has a criminal background

Hey,
I have a tenant who seems honest but i asked her for a copy of the security deposit check that she will get back from her previous landlord. She told me she gave cash and she is getting back cash, and didn't want to give out her bank account statement. Is that wrong to ask for that ( i want to know she took care of the property) or how do you guys go about this besides a landlord reference.

ok awesome, i was thinking about preston ely, and cris chico (he has a great postcard) and buying there programs. I do have negotiation problem and have looked on youtube for video's of how they talk. I will look into robert dawson book as well, do you guys have an answering service set up? where they actually screen your calls before you have to talk to them to eliminate the motivated ones from the people who don't really want to sell?

ok awesome, I have been sticking to letters now but may purchase cris chico's absentee owners series, as he has that yellow postcard that can generate deals.

MOST of my callers seem to think I am stalking them and are calling up mad and curious. I always hear well what would you offer? I then explain to them that I work as an investor and am interested in buying your house at a discount in exchange for a quick easy close (no relator fees, closing costs) the few 13-15 have backed off and said no ...

i was thinking that the letter was good then the postcard is like a reminder that wow this guy really is interested, but since my message was so vague (callers thought I was scam, stalking) that I had a lot of people that were scared! Maybe I will look into the postcard for absentte owners...

Yes i will change my letter now, but I am trying to see because some people will say keep it short and simple. also i have someone who called me a scam lol. I was thinking maybe we buy houses cash as-is for a fair price, can be thrown in there... The problem is with absentee owners is there is not much motivation from my list it seems.

PS: I also just got a POBOX number at my post office so i will put that on the back side of the envelope instead of my home address..

ok guys had about 5-6 that called and said take me off your list and accused me of stalking I had about a 10% response rate but most are negative. I did the absentee owners wit 70- 100% equity so far and my letter is handwritten and reads

Dear ____

OK got some emails going back and fourth with a seller of a property (multi unit). He says the market value is between 185-210 from a tax assessement. I will copy what he replied to me now, but how do I go about saying what kind of offer I will make and the process of me wholesaling the property to another seller?

nope, havent had it appraised since mom bought it.
We're selling it because my mother's 79 and bedridden and lives with me now (she cant live on her own anymore). and i dont want to keep driving back and forth to CT dealing with the house as rental property anymore. I've figured betwen looking at what the assesors valued it at, what we're taxed at, and comps in the area, the house is valued between 185k-210k

I see your in Fairfield county? Is this deal there because if you have a 4/2 over there thats impressive for that price! By the way I live in North Haven and that does seem like a good deal. The bad part about CT is the extremely high taxes! I look at places like Memphis and anywhere in the south, midwest, and they never pay more than 1k usually in taxes on a SFH, not us!!

Impatient is just because I am waiting for the bank to cash out refi and they need a second lease. I probably am but I took this guys application and he gave me cash so I can reject him on criminal background right? Even though I told him at the time he filled out I am not sure if we can rent to you because of your misdeamer and probation? He still gave me the money but because I was unsure can I get sued? I plan to have some more applications this weekend and if I have all of others to choose from can I say I waited until Saturday and looked at everyones credit, income background check and this one meet my criteria? Without being sued?
