ok awesome I think I have it down. but for me to look at a property when they are giving me signs they want full market value just seems like a waste of time. To my understanding the important part would be to "prescreen" the callers and ask like what is your motivation for selling. If they say well Not much but at the right price or something along those lines its dead and no point in continuing.

bandit signs are great but in reality it is too time consuming and I feel that if i say I am going to go out every other weekend and place 50 bandit signs and not get good results I may give up because of the effort involved in that on top of handwritting letters. I think for me to succeed is to be able to deal with failure that is what seperates 95% of the people on here and the 5% who actually do it. I think my prime focus will stick to direct mail, and focus on getting 1-2k pieces out a month. I will do postcards and letters, and set up a way to track it.
I also believe most investors fail is because there postcards are "WE BUY HOUSES CALL TODAY"
I think to be successful in direct mail you HAVE to personalize the postcard/letter. In all the pieces I send out I will have their name and address in it and what I CAN DO FOR THEM. To be successful I have to talk to them like I am helping them and explain things like Pay cash which means quick close, NOT realtor no commission fees etc.
You think I have the right track to marketing through direct mail??
What I will do is use click2mail for my postcards, and will handwrite some letters. I will make it a point to write 20 letters and envelopes a day. I will have that merged with my printer so all i have to do is fill in the name of seller and property address for each one after I print 20 copies. I will do this from one portion of the list, track the results. then from the other will be the personalized 4x6 canary yellow postcard which is through click2mail (less work for me)

Ok i did ask why he did want to sell should have put that. He said because he wanted to get his money back but also said i am not in rush to sell as I will put tenants in the property and landlord out of state. I figured right there that he didn't need to sell and wanted market value no big deal next lol

Ok awesome i have a few ways of finding buyers the easiest one is at my reia meeting and handing out my cards to the ones who actually rehab not tire kickers, another one is to mail to absentee owners who bought property 3-6 months ago best bet for landlords looking to expand their portfolio, my last option is to go to the auctions I always here of investors having success attending the houses for auction when looking for buyers any other advice?

Ok thanks guys I figured that but I also know negriogation is the biggest thing I have to work on for getting my first deal. I will try to update you guys on some conversations I'm happy you both don't think I did too much wrong! If he isn't motivated nothing the best negotiator can do !

Ok so a seller called me yesterday basically told me he was about to list with a realtor but had it rented out in mean time. He asked how I got his name i said I am looking to buy houses in your neighborhood and this was one of the one's I had looked up then asked him the address as I said multiple neighborhoods we looked in. I asked him about his house and what he would want for it he told me he was going to list with a realtor for 132500, I said for me to come in close quick, buy as-is and not collect realtor fees we buy at a discount etc. He said well what kind of discount, I said I would look more into it and he said well like 80k are we talking? I said if it is worth 130k or whatever he thinks I would offer around 90-100k he quickly said delete my number lol. Just wanted to know if I should have not told him a number or what I could have done better? Or maybe he simply wasn't motivated enough? thanks

I don't have any wholesaling experience but you should be happy you have the buyers lined up! I think you should look into direct mail. You will spend some money upfront which can be an issue, but from what I read and understand if you target the right people you will find alot more motivated sellers. Also try bandit signs, and probate court.

Ben you have any good video's or anything that can give me some help talking to sellers? that is the one part I know I will need to master. I am thinking when you are talking to them you need to explain the benefits of using you as towards a realtor and drill that in their head that you are their to HELP them. When they talk about price and wanting market value you simply respond well that won't be enough for me to work with you.. does that sound about right as to how the conversation should go?

Ok thanks I just know it seems like many people want to learn everything at once and get frustrated when things don't work out I just felt if I stick to direct mail let's say and not worry about bandit signs or anything else and keep working until I master that rather then try to do a bunch of marketing tactics at once.

ok thanks guys I will do that then instead. Should I still use systems like pat team live, and maybe start up a realquest account? I plan to go all out and treat this like a business instead of half assing it by sending 10 letters a day. I am much better off spending the money on things like click2mail and call captures I believe, so it involves less TIME on my part and I won't get frustrated if I am wasting 3 hours a day writing letters, sure it will be more expensive, but I will start with 2k and go from there
