Yes, tenant reported issue with powder room. Tenant is professional liar. See the audacity of the tenant to ask to fix it when she own $8K

Yes, there was no issue and tenant has been living since April.
My question is, am I supposed to respond to the tenant when they owe me rent for the last four months?
Quote from @Henry T.:
Tell her to send pictures first.
Was the line checked and clear when she moved in? Whoever plugged it up after that is responsible.
Unless something in the building failed. Broken pipe, roots? If she dropped a racoon in there it's not your problem.
I don't know your stituation, but this is my policy.

The tenant has not paid the rent for the past four months, totalling $8,000.
I obtained a judgment to evict the tenant, but she appealed in the county court in Pennsylvania last week.
She emailed me today, requesting that I send someone to fix a clogged bathroom.
I'm not sure how to respond to this situation. Please help.

I’m not a electrician but my common sense is that it’s illegal illegal code violation. Why RED wire is not connected?

So I call my bank and ask if I could rent these property and get a loan for an other house, they said I have to refinance and put it as and investment property due to the insurance. So as an investment property the interest will go up. Is that right?

I will sell if I get $1,400 for $200K
I expect minimum 1% rent of the value of the home I.e. $2K rent for $200K

Unfortunately no experience and personally I avoid septic properties because it’s very costly to replace it.
Only 1-2 companies install septic and county requirements. I can not call any handyman or GC to do the work.
Recently I did not buy a good location and tenant occupied property just because of septic.

Yes, it’s worth it if you run your numbers and if you think you are going to make decent profit.
