Hello @August Faustino there are several great turnkey providers in Memphis. I suggest you fly over to Memphis to really check out the neighborhoods and decide which type of neighborhood class you are comfortable with investing in (A, B C neighborhoods). Additionally when I was looking for my Property Management team 2 years ago I flew over to Memphis and visited as many TK providers and PM's as I could. You can really learn a lot by just walking through their building ect..

Also had some awesome BBQ while I was at it.

Another thing I have come across with getting "higher" appraisals is making everything run as smooth as possible for the appraiser. Having the house unlocked and ready to go before appraiser gets there. Providing comps. Also If you house is a BRRRR try to get refinance appraisal before the renter occupied the property. The property will picture better and there will not be all of the renters junk on the floor ect.

Hello @Etienne Martel

I have done 3 BRRRR's in Memphis. what Andrew said is correct. So what is going to get this done for you is a lender that specializes in real estate investments. The lender I used was Aaron Chapman with SNMC, our clients have also had success with Joe McBreen with Guaranteed rate. The both specialize in investor loans and can direct you on your best path to refi.

Anyways the only way for the fannie freddie loans to work is if you have a stable w-2 income. 

I do know that if you wait 6-12+ months the more the lenders would let you refi out of the property.
