@Ethan Edwards Just quit claim the property from you and your partners LLC to your personal name get the loan then after 60-90 days of refinancing quit claim back to your LLC.

If I had $500,000 capital to use. I would do the following: 

I would look for a value-add apartments in Memphis TN or the surrounding cities I would want to purchase an apartment for 60-70% ARV with at least 70%+ occupancy (cash flowing). I would find a bridge lender to allow me to leverage that capital to let me purchase the property and then put repairs into. I would work on improving the units to increase the rents and occupancy. I would get a great management system going to weed out the bad tenant and get great tenants into the property. Then after 6-12 months I would look for a cash-out refi onto a 15 yr am+ loan hopefully be able to pull out all or most of my capital and then keep the property and the cashflow and do the same thing again. BRRRR but with apartments.

Hello @Account Closed I have personally done this and helped a couple other people do this as well. Your questions is great for Steve Bighaus and/or I personally used Aaron Chapman with SNMC to accomplish this. Let me know if you have any questions about this.
