Great article you found there @Paul Comer . I think with FedEx investing $1B into expansion will create more stable jobs for hardworking tenants in Memphis. This will create more jobs and increase the demand for clean and safe rentals. It will make an increased demand for those rentals near the airport where FedEx is expanding.

Great question about which is better - finance vs all cash. the answer is it depends. You will see better returns if you finance your properties typically you can get about a 12% cash on cash return with financing and typically a 6% cash on cash return if you pay all cash on a $100,000 home that rents for $1000/mo for example. 

But with financing you will have to pay the debt obligation so depends on your comfort level. But it would allow you to leverage your money and get 4-5 properties with the same amount of cash you were using to buy one house all cash.

My opinion on getting a license would be to not get one since you will be working such a short time before you get your MBA and go into working full time. 95% of the stuff you learn in real estate school will not be used. My advice would be to focus that time instead on meeting other investors in your local market, looking for flip deals, buy and hold deals etc. Building your network. You could probably do 1-2 flips during this timeframe and net a much better return than selling a few houses and making a 3% commission as a realtor.

Looks like you are off to a great start I did the same thing you did by buying my first investment via "house hacking" and using low down payment FHA loan it is the best way to begin and low risk since you gotta live somewhere right.
